Project Overview

JESCO led the construction of the RSA Centennial Hill Building, a 10-phase, large-scale project for the Retirement Systems of Alabama. This flagship facility includes a 238,339 SF, seven-story office building featuring premium finishes and a modern precast and storefront façade. Supporting the structure is a 420-space, 172,920 SF parking deck spanning five levels.

Delivered over 39 months, this project required close coordination across multiple prime contractors and phases, from sitework to tenant buildout. Civil infrastructure, landscaping, and a central energy plant were also part of the comprehensive development scope, positioning this facility as a cornerstone of state operations in downtown Montgomery.

This distribution center significantly enhances Mercedes-Benz’s parts logistics network in North America, combining high-volume storage, precision inventory management, and efficient loading/unloading systems in a single, fully integrated facility.

Challenges and Solutions

Major challenges included managing long lead equipment and phasing complexity. JESCO coordinated across multiple trades and prime contractors to ensure handoffs between phases were efficient. Extensive planning and communication were critical to keeping the project aligned across sitework, structure, envelope, and interior completion.
